News: Ola Gives Up 1.7 Lakh Sq Ft of Bengaluru Offices-09-02-2026
Ola has surrendered more than 1.7 lakh sq ft of leased office space in Bengaluru as it speeds up the use of artificial intelligence and automation, people familiar with the matter said.
This includes 1.12 lakh sq ft on the 7th and 8th floors of Prestige RMZ Star Tech in Koramangala, taken on a five-year lease from April 2023 at Rs 1.4 crore a month with a Rs 8.4 crore security deposit, according to registration documents accessed by Propstack. The remainder is about 60,000 sq ft at Infozone in Electronic City, leased in several tranches in 2021 and 2022, where sources said Ola runs its battery innovation centre.
Sources said the company has automated many processes and so needs fewer employees and less space; several call centre offices, for example, are no longer required because AI handles those functions. Queries were sent to Ola, and no response was reported.
Elsewhere, Bengaluru leasing has stayed active in 2026. In January, Morgan Stanley took about 1.6 lakh sq ft at Ecoworld on the Outer Ring Road-Sarjapur corridor for Rs 1.92 crore a month for nearly five years. The property belongs to Brookfield Properties; RMZ, the original developer, sold assets including part of Ecoworld to Brookfield Asset Management in 2020.
Honeywell Technology Solutions Lab Pvt Ltd has leased 399,220 sq ft at RMZ Ecoworld in Bellandur from owner Arliga Ecoworld Business Parks Private Limited for seven years from January 1, 2026, at a total rent of Rs 429 crore.
Knight Frank India said Bengaluru remained the largest office market in 2025 with 28.7 million sq ft, up 58.9% from 2024, of which Global Capability Centres took 63%. GCCs were the biggest occupier segment in 2025, with 38% of total absorption at 31.8 million sq ft, while flex space accounted for 18.8 million sq ft, or 22% of gross leasing.
