News: Godrej Properties: Housing Demand Steady After Boom-08-02-2026
India’s housing market remains strong, with sales volumes and prices both rising steadily, Godrej Properties Executive Chairperson Pirojsha Godrej told PTI, dismissing worries about demand.
He said the market has settled after two years of "crazy growth" following the pandemic. A typical cycle moves from recovery to a period of rapid price and volume gains and then to a steadier state, which is where the market is now. Despite talk of softening, the company saw strong bookings last calendar year in the Mumbai Metropolitan Region, Delhi-NCR, Bengaluru, Pune and Hyderabad, and encouraging plot pre-sales in tier II cities such as Panipat.
Consultants’ reports show housing sales fell in volume across 7-8 major cities in 2025 but rose in value because of price appreciation.
Pirojsha said the company will comfortably reach its Rs 32,500 crore sales bookings target for 2025-26. Bookings in the first nine months grew 25 per cent to Rs 24,008 crore, and he hoped to do slightly better than guidance.
Collections rose 19 per cent to Rs 12,018 crore over the nine months against an annual target of Rs 21,000 crore. He acknowledged a long way to go but said January-March was always expected to be the big quarter because many deliveries fall in Q4.
On deliveries, the company expects to exceed its annual target of 10 million sq ft, having completed nearly 5 million sq ft in nine months. It has acquired 12 land parcels with estimated saleable area of 22.36 million sq ft and expected booking value of Rs 24,650 crore, already above the Rs 20,000 crore business development target, and anticipates another good quarter.
Godrej Properties recently reported a 23 per cent rise in consolidated net profit to Rs 193.87 crore for the December quarter, from Rs 158.20 crore a year earlier, even as total income fell to Rs 1,033.84 crore from Rs 1,239.97 crore. It became the largest listed developer in 2024-25 with record bookings of Rs 29,444 crore.
