News: India Home Prices Rose 6% in 2025: PropTiger Report-05-02-2026
Average housing prices in India’s top eight cities rose 6% in 2025, sharply lower than the 17% increase seen in 2024, PropTiger.com said in its annual report, Real Insight - Residential CY 2025.
Only Bengaluru and Hyderabad gained pace, with prices up 13% (12% in 2024) and 8% (3% in 2024) respectively on steady end-user demand. Elsewhere growth eased: Ahmedabad 8% (10% in 2024), Delhi-NCR 6% (49%), Kolkata 6% (10%), Mumbai Metropolitan Region 4% (18%), Pune 1% (16%), while Chennai was flat (16%).
Measured from Q1 to Q4 of 2025, prices firmed by an average of 8% across the eight cities, which the report described as normalisation rather than acceleration. Bengaluru rose 21% over the year to Rs 9,500 per sq ft in Q4, overtaking Delhi NCR at Rs 9,167 and becoming the second-costliest market after Mumbai MMR at Rs 14,000.
Onkar Shetye, Executive Director of Aurum PropTech, said MMR saw consolidation in its premium segment, Pune and Ahmedabad were broadly stable, and Delhi NCR and Kolkata recorded measured increases amid selective demand. Firm prices alongside softer volumes point to a disciplined, supply-calibrated market in which developers protected price integrity over volume-led liquidation, giving a stable base for 2026, he said.
Inventory overhang stayed within comfortable limits. Growth in unsold stock was more marked in higher-ticket categories, where decisions take longer and liquidity is lower than in mass and mid-income housing.
Q4 2025 sales fell 10% year on year and 0.5% quarter on quarter to 95,049 units, the lowest since Q2 2023 (80,250 units). New supply for 2025 dropped 6% to 3,61,096 units from 3,85,221 in 2024, the lowest annual figure since 2021. Q4 supply rose 4% year on year and 0.2% quarter on quarter to 92,007 units.
