News: Haryana Affordable Housing Policy Stalls in Gurugram-01-02-2026
Calls to overhaul Haryana’s affordable housing policy are growing louder, with stakeholders arguing that the scheme has all but ground to a halt in Gurugram and Faridabad because land and construction have become too expensive.
Town and Country Planning Department officials said Gurugram has not received a single new affordable housing licence in the last 18 to 24 months, and the Gurugram-Manesar Master Plan area has seen no fresh project in that time.
The policy fixes the maximum sale price at Rs 5,000 per sq ft in both cities, which puts a 500-800 sq ft flat at roughly Rs 26 lakh to Rs 35 lakh. Real estate experts counter that land values in several Gurugram sectors have more than doubled in five years and building costs are up 25-30 per cent, leaving developers unable to make projects work at the capped rates.
Residents are worried too. Kapil Singh of Sohna Road said middle-class buyers have waited years while launches have nearly stopped, adding that the government’s intent is laudable but the policy must reflect market realities. Sector 14 resident Abhijeet Ahuja said timely amendments are needed to bring developers back.
Industry bodies want the prescribed rates raised by at least 25 per cent and the policy kept open and continuous. ROF Group Chairman M S Mittal said the scheme was well intentioned and has helped thousands of families, but needs periodic revision to remain attractive to investors.
