News: Restore policy allowing four floors, builders tell Haryana government panel-10-05-2023
Developers have demanded that the state government lift the suspension imposed on the policy allowing construction of stilt plus four floors in residential plots, saying it is causing huge revenue losses to the state government and hampering prospective homebuyers.
Representatives of the Gurgaon Home Developers and Plot Owners’ Association met DTCP senior town planner Renuka Singh on Tuesday. They also submitted a representation addressed to the chairman of the expert committee constituted to examine the policy.
In February, the state government put approval of fourth floors on hold after wide-scale protests by residents’ groups who claimed that floors have been constructed across residential colonies in the city, but not much work has been done to augment infrastructure such as roads, power supply, sewerage and drainage.
“We conducted a survey in the city to find the status of buildings with stilt plus four floors. Around 3,500 plot owners in major licensed colonies and HSVP sectors have already constructed four-floor buildings,” association president Narender Yadav said.
In the representation, the association said, “If the state government bans four floors, not only will there be huge loss of revenue, but the solar plant policy will also fail. As some buildings will be of four stories while others will have three or four floors, the solar panels won’t work at full capacity”. The members further said the ban will also cause a surge in the price of builder floor apartments, making it difficult for the common man to buy homes. “Property owners will increase prices due to high demand and low supply. This has already started in upscale residential colonies,” Yadav said.
The members further said that the government authorities should focus on upgrading the civic infrastructure with respect to rising population and allow four floors with strict construction and environment-related norms.
