News: Gurugram: As flats get ready, new sectors' population could double in 18 months-01-06-2022

There are around 90,000 flats or houses in 150 residential projects in New Gurugram areas from sectors 102 to 113, and 76 to 95 and 95A. Around 50% of these units are occupied and the remaining are likely to get occupied over the next year and a half.

GURUGRAM: mainly the sectors along the Dwarka Expresswa y, is expected to double over the next 15 to 18 months, realtors and RWAs estimate, going by housing units that are ready for possession or nearing completion.

There are around 90,000 flats or houses in 150 residential projects in New Gurugram areas from sectors 102 to 113, and 76 to 95 and 95A. Around 50% of these units are occupied and the remaining are likely to get occupied over the next year and a half.

A senior official of the department of town and country planning (DTCP) said on Tuesday more people were shifting to the area, a trend that received an impetus during the pandemic, as homebuyers preferred to move into their own flats rather than paying monthly rents. Around 2.5 lakh people currently live in these residential projects, he added.

A recent industry report indicated that the maximum sale of residential units was in this area,” said Pradeep Aggarwal, founder and chairperson of Signature Global India.

According to real estate consultancy firm Anarock, around 9,030 housing units were sold near the Dwarka Expressway between 2019 and 2021. The first quarter of 2022 saw developers launch another 4,720 units.

Santhosh Kumar, the vice-chairperson of Anarock, told TOI as many as 48,130 units had been launched near the Dwarka Expressway between 2013 and 2021. “Of these total new launches (48,130), nearly 25% are already complete and ready to move in while another 32% are scheduled to be completed over the next year. The remaining 43% are likely to take more than one year to complete.”

The residents and RWAs of the area said on Tuesday that they expect around 3 lakh people to move into residential projects there.

They also said that they have been facing problems related to water and power supply in New Gurugram apart from the lack of adequate public transport. This increase in population in the area will further increase the burden on resources, they said.

Representatives of eight societies had recently met deputy commissioner Nishant Yadav, seeking his help in getting PNG supply to these sectors.

Praveen Malik, vice-president of the United Association of New Gurugram, said water and electricity were major issues that had not been addressed to date. “The present supply is unable to cater to the needs of the current population, so what will happen when the population increases manifold in the coming year?” he asked, adding that half of the societies rely on groundwater.

“There is an urgent need to build requisite infrastructure for electricity and upgrade its civic infrastructure, otherwise it will be chaotic in the coming years,” he added.

Others warned that homebuyers shifting to the area will be left disappointed. “With time, when the major expressways are delivered, lakhs of homebuyers will shift but their dreams will be shattered after seeing the poor infrastructure in the area… the narrow roads or the lack of adequate drainage,” said Neehar Ranjan, the former RWA president of BPTP Astaire Gardens in Sector 70. He said the government should stop giving new licences for projects til basic amenities are taken care of. A DTCP official said some developers were yet to get occupation certificates, but were still giving flats to the buyers. “Developers are offering possession to homebuyers without OCs, which is against the norms,” he said.
