News: Poor amenities, no compensation for flat delay: Emaar buyers-09-09-2019

GURUGRAM: Around 100 residents of Emaar Gurugram Greens, a housing society located in Sector 102, staged a protest against the developer on Sunday for allegedly not paying them compensation for delayed possession. They also alleged the society has poor amenities. Builder Emaar MGF Land Limited had promised to offer possession by June 2015, but didn’t complete the project in time, said the buyers.
After the protest, residents handed over a memorandum to the deputy commissioner, H-Rera chairman, district town planner and other officials urging them to take strict action against Emaar.
An Emaar representative, however, said the buider has paid full compensation to consumers as per the builder-buyer agreement and provided all facilities.
Emaar launched Gurugram Greens housing, which has 672 flats, in January 2012. Residents said around 200 flats have been handed over to buyers so far. “Emaar is refusing to pay compensation to buyers. Many buyers filed cases against the builder in various courts,” said Chandrakant Jedhe, a resident.
Another resident, Sunil Grewal, added: “After taking the possession, we observed that construction quality is very poor and builder used low-quality building materials. Emaar forced buyers to pay two years’ advance maintenance charges while offering possession.”
Residents also pointed out that the amentities provided by the builder are not up to the mark. They also alleged that there are no CCTV cameras.
Meanwhile, buyers of Emaar Palm Hills, another project by Emaar in Sector 77, also staged a protest alleging poor facilities by the builder on Sunday. The protesters alleged that the builder has not handed over the clubs and swimming pools to them. “We have paid a huge amount of money for maintenance, but we are not getting any facilities,” said Akanksha Gupta, a resident.
Refuting all charges, a spokesperson for Emaar Group said: “We have paid full compensation to consumers as per the builder-buyer agreement. The club at Palm Hills is ready since January 2019. We’re waiting for the OC certificate, after which we will be allow customers to occupy the club. We have provided all facilities to the customers as per the approved plan. The societies have CCTV cameras and electricity connections as well. The maintenance charges are audited financial statements and these are actual charges for expenses. So, to say that we are taking high maintainence charges is not right.”
