News: Teams to be set up for structural audits of 60 condominiums in Gurugram-01-04-2022

GURUGRAM: Wednesday it will form teams over the next 10 days to carry out structural audits of 60 highrise societies – weeks after a cave-in at the Chintels Paradiso in Sector 109 raised questions about construction quality and compliance.
Deputy commissioner Nishant Yadav and other officials of the department of town and country planning (DTCP) on Wednesday held a discussion with RWA representatives and engineers to form a draft plan for audits of the societies.
The administration has received complaints from 60 societies on poor construction and structural issues over the last two years.
“Structural engineers and RWAs have been asked to submit their suggestions and recommendations in two days. A team for structural audit of the societies will be formed in the next 10 days,” Yadav said.
Officials will also finalise the criteria for the audit of a society, costs and the burden of costs for carrying it out.
The DC added that the Haryana government is also working on a policy to conduct such audits in the longer term.
“Before finalising the policy, the government has sought suggestions and feedback from the stakeholders and experts,” Yadav said.
Of the complaints received by the 60 societies, some were made after the vertical cave-in at a tower in Chintels Paradiso. Two people died in the incident on February 10.
“It is important to categorise these complaints as moderate, severe and critical to prepare an action plan,” said Yadav. RWAs and residents that are not satisfied with the audit or the process can register their objections, he added.
The societies likely to be audited also include five for which the DTCP has already issued a notification. In February, DTCP directed that audits be carried out at Raheja Vedanta, Raheja Atharwa, Brisk Lumbini, M3M Woodshire and Mahindra Aura societies in Gurgaon.
Gaurav Prakash, a resident of Brisk Lumbini, said they have been filing complaints about structural issues but nothing has been done so far.
“We hope the government will able to ensure a structural audit by a team from IIT,” he said, adding that they don’t want a local agency involved in the process.
Officials said the administration is still trying to identify the agency that can be roped in for the audits.
