GURUGRAM: In the wake of the cave-in at Chintels Paradiso, the chief of Haryana Real Estate Regulatory Authority (H-Rera) KK Khandelwa l said on Saturday all real estate developers have been directed to appoint nodal officers to resolve construction complaints that homebuyers have. Khandelwal further said the authority may order an audit of any building constructed within the last five years with construction quality or structural issues. Citing building bylaws of the Union urban development ministry, he said there is a provision of structural audit every five years for buildings constructed over 15 years ago, and every three years in case of 20-year-old buildings. “Moreover, buildings that are over 30 years old can be audited to ascertain whether they are fit for occupancy,” the H-Rera chief said on the second day of a real estate conclave in the city. The previous day, the state government said a committee had been constituted to examine and resolve complaints related to structural defects in residential buildings. The move comes against the backdrop of the vertical collapse of living rooms at Paradiso, in which two residents died. The cave-in led to a series of protests by flat owners, who alleged they had pointed out several structural defects at the condominium for months and at different platforms, but to no avail. Meanwhile, speaking in the conclave on Saturday, Gurgaon Metropolitan Development Authority (GMDA) chief Sudhir Rajpal said the market value of any real estate project depends on external as well as internal infrastructure, including roads, drinking water supply and drainage. “The authority is working on providing road connectivity in Gurgaon as per the master plan, while the water supply network will be completed in the next three to four months,” he said. Rajpal further said GMDA has completed the laying of sewer lines in major parts of the city. “As far as flooding and waterlogging issues are concerned, work on widening of Badshapur drain is in its last phase,” he added. Talking about the growth of the real estate sector, V Umashankar, principal secretary to the chief minister, said apart from urban development, there is a need to work for employment generation and capacity building. “If there are more opportunities of employment, the real estate sector will definitely grow along with urban development. For quality living, there is need for good mobility and digital connectivity,” he said
