Reasons for investment in Sectors Close to Delhi Border
The land acquisition notification for the remaining few hundred meters on the Delhi side will be issued shortly. The International Airport will only be a few minutes away, and so will a lot of the developments on the Delhi side. In addition Dwarka Expressway going towards Manesar will also see a lot of developments around, which will be easily accessible. So people will be able to stay close to the airport and yet go to these areas further away for work without needing to worry about traffic jams.
This area has seen a severe erosion in the value owing to the lack of connectivity. Now there is going to be a massive change with the connectivity coming in, and the projects coming up for completion and people moving in.
Bijwasan Railway Station - Design and master plan completed. EC Applied for. Tenders have been called for. Construction will start by July 2017. Completion by 2019. See IRSDC website for more details (http://www.irsdc.com/)

IECC - This is a massive project - International Exhibition & Convention Center. Master planning completed. EC Applied for. Complete funding being done through DMICDC. Being developed in two phases. Total cost of both phases is 40000 crores. Will generate over 2 lac jobs. Final Tendering in progress for Phase 1. Construction will start before end of this year. PMO wants this project to be completed by 2019. However, Phase 1 may be delayed latest to 2020. This is PM Modi's pet project. New Diplomatic Enclave - All the land transfer issues from DDA to Urban Development Ministry have been resolved and cabinet approval obtained on 04 Jan 2017. Total of 38 Plots of size 1 acre and above are in the process of being allotted by the external affairs ministry. My gut feeling is that construction will start by end of the year and get completed by 2020. No diplomatic mission would be prepared to shift to the new location unless the UER-2 is upgraded and signal free road connectivity is provided. Hence lot of pressure on NHAI to complete the new national highway through NPR at the earliest.
New National Highway - This will necessarily have to be a very high quality expressway since it provides connectivity from all the western states of Haryana, Rajasthan and Gujarat to the international airport, Bijwasan Railway Station, ISBT and ECC. Master Planning and Design has been completed and should be released within the next two months after necessary approvals. Thereafter, tenders will be finalized. In the meantime, the NPR and Delhi side land acquisition issues will also be finally resolved. Construction will start by Diwali this year and should be completed by 2019. We will have to wait for the master plan/design to be made public to see the solution offered by NHAI. Global infrastructure design firm AECOM has been tasked with the job of master planning and design.
Global City Gurgaon - This is again a massive project being developed in 1300 acres of land. Master planning and design has been completed by AECOM. Complete funding is through DMICDC. Total expenses will be around 30000 crores. Will generate lacs of jobs. A global financial center similar to GIFT City Gandhinagar is also catered for. This area will become the new business center of Gurgaon. Tenders have already been called from various consultants. A new metro alignment starting from Huda City Center via Sohna Road, Southern Peripheral Road, Global City Gurgaon till Panchgaon has already been approved. Construction of the metro line will start in another 4 to 6 months. This metro line is also funded by DMICDC. Once the NPR land acquisition problems are resolved, the global city metro line will also follow the NPR alignment. So coming from Panchgaon, the metro line will fork into two routes after reaching Global City. One fork will follow the NPR upto Sector 22 Dwarka while the second fork will follow SPR, Sohna Road to Huda City Center. An ISBT funded by Haryana Govt is also planned adjacent to Global City Gurgaon. Land for ISBT is already acquired by Haryana govt. Only construction has to be completed.
New Metro Line from Sector 22 Dwarka to IFFCO Chowk - This line will also be funded by DMICDC. Hence Funds will not be a problem. The new alignment will be declared in max another 3 months time. Thereafter, construction will be completed in around 2 to 3 years. This line will go through the new Bijwasan Railway Station.
