Gurgaon: Residents of Emaar Gurgaon Greens in Sector 102 met deputy commissioner Amit Khatri on Tuesday and demanded rollback of the proposed hike in common area maintenance (CAM) rate. They have sought reduction of the current CAM rate from Rs 3.65 per sq ft to Rs 2.
The residents said they are already paying very high maintenance charges and the builder forced them to pay two years’ CAM charges in advance at the time of possession. In some cases, the builder even charged extra as GST, they said. Nitin Nanda, a resident, said the builder has proposed to hike CAM charges from January 2021 to Rs 4.83 per sq ft, which may be the highest in Delhi-NCR. “It is pure loot of homebuyers’ money,” he added.
The developer could not be reached for a comment regarding issues raised by the residents.

Meanwhile, residents also alleged that they have written to several government agencies in the past, including the department of town and country planning (DTCP) and H-Rera, but no action has been taken against the developer till date.

“Most of the owners, who bought flats in 2012-13, are eligible for compensation for three years of delay in granting possession, but the developer hasn’t paid them,” said Sandeep Fogaat, a resident.

A resident said the quality of the construction material used is very poor, which may lead to structural damage to the buildings, posing a risk to their lives. “We demand that DTCP conduct a structural and forensic audit of the society,” he said.
