Gurgaon: The residents of DLF New Town Heights in Sector 86 have raised concerns over poor construction quality of the buildings in the society.
They claimed that it has become extremely unsafe to move around highrise towers as plaster keeps falling from the balcony ceilings. The situation, they say, has remained the same for the past 2-3 years. They alleged that despite several complaints, the developer is not willing to address the issue.
Vikram Dhawan, a resident of the society, said, “There have been several incidents where residents have had a close shave. Few months back, plaster had fallen on my car during a storm, leading to severe damage. Similarly, last night there was an incident of plaster falling off in one of the balconies, fortunately no one got injured. Initially, the builder was mending it when we complained but now, they do not even respond to us. The quality of construction is very poor.”

Meanwhile, a representative of the developer refuted the claims and maintained that such an incident is rare and not a regular one. “Sunday’s incident was a minor one as a small portion of plaster fell down on the balcony. We have already approached our construction team to investigate and find out reasons why the plasters are coming off,” the official said.

Naveen Khattar, a member of the working committee, said, “In January, the residents’ body elections were conducted. The developer was supposed to hand over and transfer all decision making authority to the elected body. But we are in July now and nothing has been done to proceed with the transition of management of society. We want the handover of the condominium to residents after a proper technical and financial audit of the past 7 years.”

When asked about the handover of the society management to the residents, the representative said, “As of now the society has a nominated governing body of the condominium association and to ensure the participation of the owners, there is a working committee. The election that was conducted was not the election of the governing body but to select members of the working committee to help the governing body. Since there is lack of clarity between Haryana Apartment Ownership Act 1983 and Haryana Registration and Regulation of Societies Act, 2012, we are unable to proceed with the election process but the residents are involved in every decision making. The society has been running with complete transparency.”

The project was launched in 2008 and the possession was started in 2013. At present, around 750 families are living in the society.
